Nouveaux taux d’usure au 1er octobre 2026 : impact sur les crédits immobiliers et travaux | 3D Immobilier

The financing of a real estate project or works often involves obtaining a bank loan. To protect borrowers against excessive financing conditions, French regulations regulate interest rates through the usury rate mechanism, which sets the maximum legal rate that a banking institution can apply. 

New usury rates applicable since 1 October 2026

La Banque de France a publié les nouveaux taux d’usure en vigueur pour le quatrième trimestre 2026. Ces plafonds concernent notamment les crédits immobiliers destinés à l’achat d’un logement, mais également certains prêts accordés pour la réalisation de travaux de rénovation, d’entretien ou d’amélioration de l’habitat.

Pour les particuliers, les taux d’usure sont désormais fixés à :
  • 5,40 % pour les crédits immobiliers à taux fixe d’une durée supérieure à 20 ans ;
  • 4,68 % pour les prêts immobiliers d’une durée comprise entre 10 et 20 ans ;
  • 4,09 % pour les financements d’une durée inférieure à 10 ans.

Cette légère hausse par rapport au trimestre précédent reflète l’évolution des conditions de financement observées sur le marché du crédit immobilier.

Renovation work: an important development to come

Owners wishing to finance work must also be attentive to a regulatory change announced for November 20, 2026.

Until now, loans intended to finance the repair, maintenance or improvement of a home were covered by the mortgage regime when they exceeded €75,000. As of 20 November 2026, this threshold will be increased to €100,000.

This reform aims to strengthen the protection of borrowers carrying out major works, particularly in the context of energy renovations, extensions or rehabilitation of housing. It will make it possible to further adapt the legal framework to the current needs of households.
